Moving to Iceland from EU country, house cost, and self-employment.?

Hello!

I am Italian, but I would love to move to Iceland, buy a house there, and even open a new business (or transfer my existing one, if at all possible), a small (two person) company for software development. I already have enough clients and a good monthly income, but I have no idea about the order in which I should do things before moving.

For example, should I first establish residency in Iceland and then open a business there, or vice versa? I am having a great difficulty finding detailed information for self-employed people.

Finally, I’d like to understand what’s the "real" price of houses in Iceland. I looked through the website habil.is, and I see many wonderful houses for "just" 20-24 million – which is way below the cost of houses in Italy. Are those prices real or do houses cost more than advertised on habil.is?
